The city of Grantville currently doesn't maintain streetlights in subdivisions, but that could change.

Coweta County has a new ordinance that allows for existing mobile homes to be replaced with site-built houses smaller than the current minimum house size.

Coweta County's ordinance to promote redevelopment of mobile homes and provide more options for starter homes is now in effect.

Coweta County's ordinances set a minimum square footage of 1,725 for homes built in the county. But if those homes are replacing a mobile home, they can be as small as 1,250 square feet.

That new house must be at least as big as the mobile home it is replacing (even if the mobile home is larger than 1,250 square feet) and can't be any closer to the street than the dwelling being replaced.

When the ordinance was first brought before the commissioners, there were concerns about a clause that required that the mobile home was not abandoned – because that took away the incentive to redevelop lots with abandoned mobile homes.

The final version does away with an abandonment clause.

The ordinance covers both mobile homes on land in the county and trailer parks.

A mobile home that sits on a lot of record, is the only dwelling on the lot and is a legal nonconforming use can be replaced with a 1,250-square-foot house with a simple administrative approval.

If the mobile home isn't on a lot of record or there are additional dwellings on the same property, the property could be subdivided to create an approved lot, under the lot size requirements of the county's Land Development Guidance System, said Community Development Director Jon Amason.

For mobile homes that don't meet the requirements for an administrative variance, or for mobile home parks, there is the option to go before the commissioners for a special use permit .

The commissioners can choose to issue a special use permit to allow the redevelopment. Under the ordinance, the commissioners "may establish alternative minimum standards which do not increase the overall density nor increase the level of non-conformity."
